Even though I have seen mobile homes in Ireland (where they are mainly used as resort cottages), to me they are quintessentially American. No surprise, therefore, that they are an American invention, a centaur-like fusion —

I can see where that gives you an advantage

— of our preoccupations of the American Dream and the American Experience.

To most Americans, mobile homes (like the poor) have always been with us, yet they came from somewhere. And like any person’s family tree,

And we all came from Jane Austen, didn’t we?

the where and how, as chronicled in John Grissim’s Guide to Mobile Homes, Chapter 1, tells us much about the why of mobile homes. Here, extracted liberally (but fairly) from Mr. Grissim’s fascinating story, is the abbreviated history of mobile homes:

During the 1920s, following World War I, a great pent-up restlessness created by the war swept the country, finding expression in America’s growing love affair with the automobile, and with traveling. The growth in car ownership in that decade alone was breathtaking-from 9.2 million in 1920 to a staggering 23 million by 1930.

By the way, it is not only we Americans who love cars; as Europeans have become richer, they too have embraced the car, and its accompanying ‘sprawl’.

By the mid-1920s, with family auto camping trips a new and popular pastime, some car campers began building their own tent trailers, little more than folding canvas tents on a wooden platform mounted on a single axle. The idea caught on and within a few years a number of companies were marketing recreational tent trailers.


The Traveler’s Dream!

The great disadvantage of most housing is its immobility — make a bad bet, and you are stuck with it permanently. Conversely, a moveable accommodation, even if little more than the embryonic house, offers that sense of camping out which makes even the most cramped accommodations bearable. Or, in a less affluent time, affordable:

The Great Depression in the early 1930s generated enormous population shifts throughout the country as hundreds of thousands of people moved to other regions to escape poverty and to start new lives. From the drought-stricken Dustbowl alone thousands of families headed west to California.

With little or no housing available to the new arrivals, many turned to travel trailers as full-time living accommodations. It wasn’t long before campgrounds that accepted these semi-permanent tenants were dubbed trailers parks (their concrete urban counterparts were trailer courts). By 1938, the American Automobile Association put the total number of travel trailers at 300,000 and estimated perhaps 10% of them were being used for extended or full-time housing, not recreational travel.


Drive up and settle, and presto! Community

Suddenly what once was a luxury becomes a necessity. As with other spontaneous communities, they set down roots where land was cheapest, which led (via The law of economic gravity) to instantly created economically rational slums:

It was this 10% of the so-called “trailer-ite” population that became the focus of some municipalities around the country. Irate citizens, shocked by what they regarded as unsightly “trailer slums” peopled by transients of questionable character, demanded their abatement.


Questionable character?

As with other slum types, even before it had a name, NIMBYism appeared, using its traditional maneuver, zoning of the righteous snobs:

Before the end of the decade many towns and cities passed exclusionary zoning and ordinances that prohibited the use of trailers as housing, banished them from the city limits, or to commercial trailer courts, or required occupied trailers to be moved every few days.

Remarkable here is that the extreme foot-traffic density (if low-efficiency usage) that characterizes many mobile home communities today arose not simply from economic pressure but also as a result of conscious choice. This was poverty concentration with a vengeance.


We have to avenge poverty concentration!

For its part the industry, fearing government regulation, steered clear of promoting trailers for housing, and instead focused on trailers as recreational accessories for vacationers.

Remarkable here is that the extreme foot-traffic density (if low-efficiency usage) that characterizes many mobile home communities today arose not simply from economic pressure but also as a result of conscious choice. This was poverty concentration with a vengeance.


Then fate intervened, in the form of an emergency ….


World War II and the first house trailer

These controversies were all but forgotten as World War II triggered a huge immediate demand for temporary wartime housing for workers at defense plants, in mines and elsewhere. The travel trailer industry responded quickly by designing for government use a Spartan 22-foot-long, eight-foot-wide trailer with a canvas top that included a kitchen and bathroom-the first true house trailer. The government ended up buying 35,000 of these units at $750 per trailer, and constructing 8,500 trailer parks to site them.

A secret city until the war ended

Sounds like Hurricane Katrina, from Nowhere to New Town:

The government also authorized two more wartime housing designs, one consisting of a factory-built single housing unit that could be trucked to a site, hooked to utilities and immediately occupied.

Expediency and urgency drive invention:

The second design was comprised of two sections that were towed to a site and joined together to form a single two-story home.

Invention drives supply:

In an astonishingly short 90 days, a thousand of these two-section homes — precursors of today’s manufactured home — were built and sited at Oak Ridge, Tennessee, for workers at the Manhattan Project.

For Oak Ridge, jobs and economic growth turned what once had been forest, and then was barely more than an encampment, is today a thriving and affluent community of 27,000 souls.

Then the war ended, and home came the GI’s, and American demand surged, with the mobile home a lower-end alternative to the Levittowns:

Mobile home parks and the rise of snob zoning

There to accommodate these new dwellings were the first true mobile home parks, renting cheek-by-jowl sites, sewer connections and utility hookups for the benefit of permanent residents. Thousands of mobile home parks sprung up throughout the country.

Now comes a curious historical moment, when the commodity’s vendors realized they had a critical vulnerability, and in prophylactic self-defense they made a consumer-protection move:

The manufacturers, realizing their continued success depended on the availability of parks (and high-quality ones at that) formed a manufacturers group that provided developers with trailer park designs and issued an annual ratings guide for consumers.

Up to now, this blog has devoted only little discussion to the ecosystemically beneficial roles that trade associations may play, but there were two — standardization and consumer protection — and here is a third: production evangelism:

During a span of more than 20 years, the group helped create thousands of mobile home parks, always striving for their acceptance as respectable housing within the larger community.

The biggest advocates for mobile home owners were thus the owners themselves — who are the logical and politically most potent voice — but mobile home manufacturers and vendors. Here we have another incongruous dysfunctionality of sundering land from property, and improvement from ownership:

[Continued from yesterday’s Part 1.]

In Part 1 we followed John Grissim’s Guide to Mobile Homes through the mobile home’s invention as the automobile’s stepchild through the end of World War II, and the surprising emergence of an unlikely champion, the mobile home manufacturers:

The industry’s well-intentioned effort was generally successful, but in the post-war years the old bugaboo of “trailer-camp-slums” re-emerged.

Production success led to yet another localized backlash, thus one with a particularly Machiavellian twist:

This time some municipalities tried a new tactic: classifying mobile homes as buildings, then outlawing them because they failed to meet local building codes that had been quietly changed to render compliance impossible.

Nothing in that central triangle

Today such a stratagem would call forth a whirlwind of consumer and mobile home owner outrage, but back then, the mobile home owners did not realize they were a constituency. So the manufacturers — the only affordability champion — adopted a jiu jitsu move that preserved their business, even as it unwittingly crippled the home owners’:

In many cases, the ploy withstood court challenges, but on other occasions the courts sided with the industry’s claim that because a mobile home had a chassis (frame) and wheels, it was legally a vehicle, not a building.

You thought you were real estate, but you’re mobile!

Hence, not a zoning violation.

Other communities were more direct and blunt — even if no more sympathetic to mobile home owners:

Many municipalities skirted the building-versus-vehicle issue by “snob-zoning,” declaring trailer parks commercial businesses and relegating them to nonresidential zones, i.e. on the other side of the tracks, in industrial areas, and alongside highway corridors outside of town.

Would you like to live next to commercial and industrial uses? Such a move prevented judicial eviction but condemned the mobile home neighborhoods to a different exclusion, first by poverty concentration:

Needless to explain, trailer parks in seedy neighborhoods inevitably tended to take on like characteristics.

Then second, by extradition, moving beyond the reach of zoning:

In response, many developers chose less restrictive unincorporated areas to build their parks.


In the forest, we can lay out our own streets

Having been declared chattel — a movable asset — the industry was compelled to act as if it believed its own euphemism:

Manufacturers also continued to turn out lines of recreational travel trailers in the same factories that made mobile homes because the width of each was the industry standard eight feet, the maximum allowed to be legally towed as a trailer.

If you’ve ever seen a very old single-wide, you can appreciate that eight feet is too narrow for any extended occupancy. For one thing, it is impossible to create a corridor or its equivalent; to enter an end room you must pass through a middle one.

But all that changed in 1954 when a Wisconsin mobile home builder and inventor, Elmer Frye, broke the mould by building the first ten-foot wide model, proclaiming that buyers wanted more space.

Isn’t it American to have an inventor named Elmer Frye?

No longer a trailer but rather an oversize load, Frye’s “ten-wides” would be towed by commercial trucks on the nation’s highways, with special transport permits, just like other oversize freight.

As America‘s population grew, many — an astonishingly large number of families — adopted the mobile home as their personal, affordable, home ownership:

In the mid-1960s, mobile home production really began to take off. Manufacturers were early adopters of new technologies such as pneumatic-powered hand tools for nailing, stapling and cutting; automated machinery for manufacturing windows, doors and drawers; new and stronger adhesives, and panel construction machines. These advances greatly reduced the hand labor involved in the construction process and drove down the costs, making mobile homes better and more affordable.

Ever since 1935, when Robert A. Heinlein first speculated on it, home builders have sought the Philosopher’s Stone — the manufactured house whose post-construction appeal matches a site-built home — and they kept trying:

During this time, the first two-section homes (double-wides) came onto the market, offering floor plans akin to conventional homes, but their significantly higher cost initially slowed their acceptance.Meanwhile, the sections themselves kept getting wider-from 10 feet to 12, then 14, for the first time making possible a hallway down the length of one side, eliminating the need to go through one room to get to another.

Affordability means increased demand:

The result was dramatic, sustained growth. In 1965, just under 300,000 mobile home units were shipped. By 1972, the industry shipped an astonishing 575,000 units, amounting to one-third of all new single family housing constructed that year in the United States, a remarkable achievement and the high-water mark for the mobile home industry that has not been equaled since.

At one point, mobile homes were producing one out of every four new homes. In that year 1972, HUD’s affordable housing reached its absolute high-water mark, with about 250,000 apartments a year of Section 236 production. Mobile homes were doing more than double the Federal production.

Poor physical quality plagues many mobile homes today.

Have you always wondered about the subtle things you can do to totally improve the outcome of a situation? It is something that I have constantly been thinking about.

After spending some time searching up on the subject I came across some incredible bits of advice from a reddit discussion. From this, I’ve pulled out and organized users’ top advice on how to improve your outcomes.

1.When you first meet people try to notice their eye color while also smiling at them. It might be because you look for a second or two longer, but all I can tell you is that people really respond to it.
2.Pay attention to people’s feet. If you approach two people in the middle of a conversation, and they only turn their torsos and not their feet, they don’t want you to join in the conversation. Similarly if you are in a conversation with a coworker who you think is paying attention to you and their torso is turned towards you but their feet are facing in another direction, they want the conversation to end. You should check out Carol Kinsey Goman’s research on these types of things in the workplace.
3.Foot-in-the-door phenomenon. People are more likely to agree to do a task for you if you ask them to do something simpler first. (Gradual Commitment… makes people them think you like them)
4.Alternatively you ask them to do an unreasonable task, and they’ll say no, so then you ask for what you wanted, a much more reasonable task, and they’re more likely to agree that way.
5.If you ask someone to do you a small favor, cognitive dissonance will make them believe that because they did that favor, they therefore must like you. (Ben Franklin)
6.If you ask someone a question and they only partially answer just wait. If you stay silent and keep eye contact they will usually continue talking.
7.Chew gum when you’re approaching a situation that would make you nervous like public speaking or bungee jumping. I can’t remember where I heard it but apparently if we are ‘eating’ something in our brains trip and it reasons ‘I would not be eating if I were danger. So I’m not in danger’. Has helped calm me a few times.
8.Avoid the sidewalk shuffle by looking intently over the person’s shoulder, or between people’s heads in a group. Your gaze shows them where you’re going. They’ll drift toward the opposing side / create a gap to avoid you

9.When you’re studying/learning something new, teach a friend how/about it. Let them ask questions. If you’re able to teach something well, you understand it.
10.Refer to people you’ve just met by their name. People loving being referred to by their name, and it will establish a sense of trust and friendship right away… Check out Dale Carnegie’s book on how to do this and much more (ignore his cheesy title).
11.For interviews I recommend altering your psychological state beforehand. Tell yourself “I’ve known these people all my life. We’re old friends catching up. I can’t wait to see them”. Visualize the experience, shaking hands, making eye contact, having conversation. What things can you not to wait to tell them? Hold an open pose…stand with your legs apart, hands on your hips, and shoulders back while doing this and SMILE. This may sound cliche but you are in charge of your own psychological state and the power of suggestion is strong.
12.If you get yourself to be really happy and excited to see other people, they will react the same to you. It doesn’t always happen the first time, but it will definitely happen next time.
13.My personal favorite is when people are angry at me; if I stay calm it’ll get them even angrier, and be ashamed about it after.
14.If you have a warm hand when you shake somebody’s hand, you immediately become a more desirable person to get along with.
15.People have a certain image of themselves and will fight tooth and nail to cling to it. Use this information wisely. You can make people dislike you by attacking their self-image.
16.False attribution of arousal. When you take somebody out on a first date, take them somewhere exciting that will get their heart beating. e.g. roller coaster or horror film. This gets their adrenaline up. It makes them think they enjoy spending time with you rather than the activity.
17.The key to confidence is walking into a room, and assuming everyone already likes you.
18.The physical effects of stress (increased breathing rate, heart rate ect.) mirror identically the physical effects of courage. So when you’re feeling stress from any situation immediately reframe it: your body is getting ready to do courage, it’s Not feeling stress.. A great example of cognitive reframing, researchers found that you do better when you appraise a stressful situation as a challenge, not a threat
19.People will remember not what you said but how you made them feel.
20.If you make the biggest smile you can, you will automatically feel happier.
21.The moment your alarm wakes you up, immediately react by sitting up, pump your fists and shout “YEAH!”
22.Always give your kid a choice that makes them think they are in control. For instance when I want him to put his shoes on I will say ,”do you want to put your star wars shoes on or your shark shoes on?”
23.People are extraordinarily aware of their sense of touch. If someone (a member of the opposite sex?) ‘Accidentally’ rests their knee on yours, let’s say, they know it’s there.

In New York City, if your apartment is larger than 300 square feet, then you’ve made it. The city is notorious for big rents and small spaces. That may be precisely why Brooklyn-based artist Gregory Kloehn took matters into his own hands when he purchased a dumpster for $2,000, and turned it into the most creative garbage container you’ve ever seen. The green-hued living space took Kloehn six months to trick out with a toilet, stove, sink, and a roof that can double as a deck for seating. It also has a barbecue, a mini bar, and a shower that sticks off the side of the dumpster and gives outdoor showering a whole new meaning.

Not only does this self-contained green living space have all the amenities of a regular apartment, but it’s also mobile, allowing Kloehn to roll it to new locations around Brooklyn when he needs a change of scenery. The whole thing is pretty quirky, yes, but as rents continue to rise in Brooklyn and Manhattan, kudos to Kloehn for finding a creative way to beat the system.
